How You Can Expect The Program To Work For You
We've put together this flow chart to help you understand what and how the program works. These eight steps can take anyone in just about any situation down the path of home ownership. Let us take you down the path of one of the most important investments a person will make in their life. Detailed step information is below the graphic.
1. Get Your Up To Date Credit Score
This is a crucial step to our program, which is why we make it the first step. Even though your credit score will not keep you from getting a home in our program, it will still reflect the amount of time needed for your rent to own agreement with the investor. Be sure to get this step done right away so you are matched up correctly. There are more factors that your credit report will take part in and those will be explained when creating your buyer profile.
2. Create Your Home Profile
This step is where you go out and select the home you want to rent to own. You'll have access to our exclusive online database of homes and even have the ability to add homes from other listing databases to your profile. You'll also have access to an enormous amount of resources and you'll get a dedicated account representative to help you ALL THE WAY to the end.
3. Complete Your Buyer Profile
At this step you're ready to get really serious and get keys to your new home. You will have signed and faxed back in your OwnerWiz Member Commitment Agreement which fully enrolls you into our program. You're on a plan to get your credit corrected (the first-aid briefcase). You've also gathered up your down payment that is required for your targeted home. A minimum of $2,500 is required for homes that cost between $80,000 - $110,000. All of that down payment money and a portion of your monthly payment goes towards the final purchase of the home at the end of the agreement term. Think of it as earnest money in the traditional home buying method. You'll also be meeting with the investor during this step.
4. Agreement Time
You're now meeting with the investor and signing the actual rent to own agreement. You will provide the down payment at this time as well.
5. Moving Day!
Keys are in your hands and you're moving in!
6. Credit Rehabilitation and Staying On Track
Now you're simply speaking with your credit consultant at OwnerWiz and making sure you're on track to buy the home at the end of your agreement. Most people are ready to buy the home before they agreement is up. You and your OwnerWiz agent will discuss any issues during this time. You'll be lining up everything for the next step.
7. Buying the Home From the Investor
This is when you and the investor execute the home loan from the bank. By now you've improved your credit, accumulated a large down payment, and created a great payment history on the home. This is the perfect combination for any bank lender to approve a loan. The best part is there are no worries because you're all prepared. You and your OwnerWiz agent have already done the work. All you do is sign and you're done.
8. All Done!!
Time to celebrate. You own the home. What you might have thought was impossible is now over. You can now enjoy knowing that all your hard earned money is now going towards your own beautiful home.
